Communal Car Park Painting Cost and Garage Floor Quotes for Communities

For a community of owners, restoring the floor of a shared garage, ramp or outdoor parking area costs approximately €15/m² + IVA, including cleaning, crack repair and two coats of synthetic resin paint. We prepare a written, itemised quote the administrator can put before the owners.

What does a communal garage floor painting quote cost?

The starting point is €15 per m² + IVA, applied to the area that will actually be restored. Communal spaces are larger than private driveways, so the arithmetic matters more and the totals grow quickly.

Communal areaExample sizeGuide price before IVA
Outdoor parking strip150 m²€2,250 + IVA
Garage access ramp and lane200 m²€3,000 + IVA
Open communal car park400 m²€6,000 + IVA
Larger shared parking area600 m²€9,000 + IVA

These are illustrations only. Oil-soaked bays, many columns, drainage channels and limited access during resident hours are all assessed from photos before we confirm the figure.

What is included for a community, and what is not?

The rate covers the same stages as a private job: pressure washing, routine crack filling, brush cut-in around columns, walls and kerbs, and two coats of colour. The quote names each area and its m² so owners can see how the total is built.

  • Not included: parking lines, bay numbers and road markings, which we do not paint.
  • Not included: indoor industrial-style floors and warehouse slabs, which we do not coat.
  • Not included: structural repairs to slabs, ramps or retaining walls, or engineering reports.
  • Not included: IVA, which is added at the rate that applies to the community.
If your community needs new lines after the refresh, plan a line-marking contractor as a separate item in the budget.

Does the community need a vote to approve the work?

It depends on whether the work counts as necessary maintenance or as an improvement. Under article 10.1.a of the Ley de Propiedad Horizontal (Ley 49/1960), works necessary for the proper upkeep of common elements are mandatory and do not need a prior agreement of the Junta; the Junta decides how the cost is shared and when it is paid.

Improvements that are not required need the approval of three-fifths of the owners representing three-fifths of the shares (art. 17, rule 4ª). Other agreements need a double majority of owners and shares (art. 17, rule 7ª).

Which category a garage floor refresh falls into is for the community and its administrator to decide, not for us. Our guide to getting a communal budget approved sets out the steps and sources.

What IVA rate applies to a community of owners?

The general IVA rate is 21%. The reduced 10% rate for repair and renovation of dwellings can extend to communities of owners, according to the tax authority's interpretation, if the building was completed at least two years before the work and materials stay within 40% of the taxable base.

ExampleBefore IVAAt 21%At 10%
200 m² ramp and lane€3,000€3,630€3,300
400 m² car park€6,000€7,260€6,600
Whether the reduced rate covers garages and parking areas specifically has not been verified (to be verified). The administrator or the community's tax adviser should confirm it. Details are in our IVA guide.

How do you keep the garage usable during the work?

We agree the sequence with the administrator so that residents know which areas are closed and when. Large car parks can usually be done in sections, which keeps part of the space usable.

How long each section stays closed depends on the product and the weather, so we follow the product data sheet and confirm the reopening with the administrator. We do not give a fixed figure from memory.

Residents also need to know where to leave their cars. A short notice from the administrator before each section starts, with the areas marked on a simple plan, prevents most of the problems on the day.

What do administrators need to send for a quote?

Photos of the whole area from several angles, close-ups of the worst stains and cracks, and a plan or approximate dimensions. If a plan exists, it usually gives us a more accurate m² than measuring from photos.

  1. Wide photos from each entrance and from the far end of the garage or car park.
  2. Close-ups of oil stains, cracks, broken edges and drainage channels.
  3. A plan or approximate dimensions, and which areas are to be included.
  4. Access details: opening hours, gate codes and any height limits.

The quote calculator gives the guide total instantly. Our pressure washing cost page explains how oil-heavy communal floors are cleaned before painting.

Why do communities compare quotes so carefully?

Because every owner pays a share, and a vague quote invites disagreement at the meeting. An itemised quote with the m², the rate, the number of coats and the IVA line answers most questions before they are asked.

Our checklist for choosing a contractor gives owners a simple way to compare quotes line by line. For the wider management side of communal works, our network site on communal garages covers the practical organisation.

Frequently asked questions

How much does it cost to paint a communal car park?

The guide price is approximately €15 per m² + IVA, including cleaning, routine crack repair and two coats of resin paint. A 400 m² communal car park works out at about €6,000 + IVA as a starting point. Heavy oil staining, many columns or restricted access can change the figure, so we confirm it from photos.

Do you paint parking lines and bay numbers?

No. We do not paint parking lines, bay numbers or road markings. Our work is cleaning, repairing and recolouring the floor surface. Communities that need lines afterwards should include a line-marking contractor as a separate item in the budget. They can then work on the new colour once it is ready according to the product data sheet.

Does the Junta have to vote before the work?

Under article 10.1.a of the Ley de Propiedad Horizontal, works necessary for the upkeep of common elements are mandatory and need no prior Junta agreement; the Junta decides how the cost is shared. Improvements that are not required need a three-fifths majority. The administrator decides which applies.

Can the community get the 10% IVA rate?

The tax authority's interpretation extends the reduced 10% rate for renovation of dwellings to communities of owners, if the building is at least two years old and materials stay within 40% of the taxable base. Whether it covers garages specifically is not verified, so the administrator should confirm it.

Can you send the quote in Spanish and English?

Yes. If your community has owners from several countries, a quote both the administrator and foreign owners can read saves time at the meeting. Tell us which language you need when you ask for the quote.

Can the garage stay in use during the work?

Large areas can usually be done in sections, so part of the garage stays available. The time each section must stay closed depends on the product and the weather, and we follow the product data sheet. We agree the sequence with the administrator in advance.

Do you repair the cracks in a communal ramp?

Routine cracks are filled as part of the rate before painting. Cracks caused by structural movement in a ramp or slab are outside our service; we flag them from the photos and recommend a structural check by a qualified professional before any refresh.

How do you measure a large communal area?

The most accurate source is the building plan, if the administrator has one. Otherwise, approximate dimensions plus photos let us estimate the m², and we confirm the area before finalising the quote. Our measuring guide explains the method for irregular shapes.

Can we do the garage now and the outdoor parking later?

Yes. We can quote each area separately so the community can phase the work and spread the cost. Each area is priced on its own m², condition and access. Doing everything together may keep the colour consistent across the whole development.

Do you need a permit for communal garage work?

It depends on the municipality and the zone. In Málaga city, repairing or coating exterior slabs in common areas is listed as a minor work under a declaración responsable. For other towns, including Marbella, the rules are not verified here, so the administrator should check with the ayuntamiento.

Who do we deal with during the job?

We deal with whoever the community nominates, usually the administrator or the president. We agree access, sections and timing with them in advance, and can send progress photos by WhatsApp so they can keep the owners informed. Owners living abroad can follow the same updates through the administrator.
