Driveway Painting Quote Spain: What a Restoration Really Costs on the Costa del Sol
Approx. €15/m² + IVA to clean, repair and recolour your driveway or patio in two coats – confirmed from a photo.
Restoring a tired concrete driveway or patio on the Costa del Sol costs approximately €15 per m² + IVA with us. That figure covers jet washing, filling the cracks and two coats of synthetic resin paint; your final quote is confirmed once we have seen a photo and know the size, condition and access.
How much does it cost to restore a driveway in Spain?
Our public guide price for recolouring an existing outdoor concrete surface is approximately €15/m² + IVA. It is a working figure, not a teaser: it already includes cleaning, routine crack repair and two coats of synthetic resin paint.
You will want to see what that means for your own plot, so here is the plain arithmetic. Multiply your surface area by fifteen and you have the starting point before VAT; condition and access then move the final quote up or down.
| Area (m²) | Typical space | Guide price before IVA |
|---|---|---|
| 25 m² | Small front patio or parking bay | €375 + IVA |
| 40 m² | Single carport with garage apron | €600 + IVA |
| 60 m² | Short driveway or terrace | €900 + IVA |
| 80 m² | Driveway plus side path | €1,200 + IVA |
| 120 m² | Long villa driveway | €1,800 + IVA |
| 200 m² | Driveway, carport and pool surround together | €3,000 + IVA |
If you want to play with your own numbers first, the quote calculator does the multiplication for you and lets you send the result straight to us with your photos.
What exactly is included in the €15 per m² rate?
The rate covers the full refresh of a surface that is sound but tired. In practical terms, you pay for three stages of work and you do not pay separately for each one.
- Cleaning and preparation: pressure washing to lift dirt, algae and loose material so the paint can grip.
- Crack repair: filling the cracks and small defects you can see in a normal, weathered driveway.
- Cut-in by brush: edges along walls, posts, steps and gates are painted by hand before the open areas.
- Two coats of synthetic resin paint: a first coat to cover, a second to even out the colour and depth.
What the rate does not cover is spelt out in our guide on what the €15/m² includes and excludes. Read it before comparing us with anyone else, because many cheaper quotes leave out the cleaning or the second coat.

Which factors push the final price up or down?
Three things decide whether your quote lands on the guide price or moves away from it: the size of the area, its condition and how easy it is to work on. We can judge all three from a clear set of photos.
- Square metres: larger, open areas are straightforward; lots of small, separate pieces take more edging per m².
- Condition: heavy staining, old flaking paint or many open cracks add preparation work.
- Access: steep ramps, narrow side passages, steps and areas full of pots or furniture slow the job down.
- Edges and obstacles: posts, drains, planters and walls all need careful brush work.
The full breakdown of how we turn those factors into a number is in how a floor painting quote is worked out. It is the same reasoning we apply when your photos arrive.
Can I get a quote while I'm away from my villa?
Yes. You can ask for a quote from abroad, and the process is built for that: you send photos and an approximate area, and we reply in English with a written figure.
- Take three or four photos: one wide shot from each end, and close-ups of the worst cracks or stains.
- Estimate the m², or send rough length and width; our guide on measuring your driveway shows how.
- Send everything through the contact form or by WhatsApp to 613 656 443.
- We reply with a confirmed price, or tell you honestly if the photos show something a coat of paint will not solve.
If someone else holds the keys, such as a key-holder, a neighbour or a property manager, we can arrange access with them. Photos of the work in progress can be sent to you over WhatsApp, so you can follow the job from home.
How does IVA (Spanish VAT) affect the price?
Our guide price is always quoted + IVA, because Spanish rules on displayed prices require it to be clear whether taxes are included. The general rate is 21%, and some home renovation work qualifies for a reduced rate of 10%.
For the 10% rate to apply, the Spanish tax agency lists three conditions: the client is a private individual using the home privately (or a community of owners), the dwelling was finished at least two years before the work starts, and materials supplied by the contractor do not exceed 40% of the taxable base. If any condition fails, 21% applies.
| Example | Before IVA | With 21% | With 10% (if conditions are met) |
|---|---|---|---|
| 40 m² carport | €600 | €726 | €660 |
| 80 m² driveway | €1,200 | €1,452 | €1,320 |
What can a repaint fix, and when is it the wrong answer?
A clean, repair and recolour job is the right answer when the surface is sound but faded, stained or lightly cracked. It turns a dull grey or patchy driveway into a deep, even colour without lifting a single slab.
It is the wrong answer when the ground underneath is moving. Painting imprinted concrete does not cure subsidence: if the base is sinking, that has to be solved first, and that is not work we carry out.
- We do not paint parking lines or numbers on bays.
- We do not coat industrial warehouse floors or indoor floors.
- We do not lay new paving or carry out structural assessments or design.
If your photos show one of these cases, we will say so before you spend anything. A quote that solves the wrong problem is money wasted, however good the price per m² looks.

What does a finished job look like?
Our reference job is a villa in Marbella with a grey, stone-pattern imprinted concrete driveway, a carport under a reed-roofed pergola and the apron in front of the garage. Before the work it was faded and cracked.

The sequence was the one we price in every quote: wash, fill the cracks, cut in the edges by brush, lay the first strips of colour, then finish in a dark, glossy, uniform tone. You can follow every stage on the projects page.
Imprinted surfaces like this one are priced on their own page, because the pattern and texture change how the paint is applied. See imprinted concrete restoration cost for details.
Which surfaces and services can you price for me?
We quote for existing outdoor concrete, imprinted (stamped) concrete and block paving across the province of Málaga. Each service has its own page explaining what is priced and why.
- Driveway painting cost: plain concrete driveways, patios and terraces.
- Imprinted concrete cost: pattern-stamped driveways, carports and pool surrounds.
- Pressure washing cost: cleaning as part of the refresh, and when cleaning alone is enough.
- Crack repair cost: what routine repairs the rate absorbs and what needs a separate look.
- Communal garage quote: budgets for communities of owners and their administrators.
Owners in Marbella, Mijas, Estepona, Benalmádena, Coín, Ojén or Nerja all follow the same photo-first route. Distance and access are simply part of the factors we look at.
Why is a refresh so much cheaper than new paving?
Because you are paying for preparation and colour, not for breaking out the old slab. Replacing a driveway means demolition, loading and removing the rubble, a new base and new concrete or paving; a refresh keeps every one of those layers in place.
That difference shows up in more than the invoice. There is no skip on the drive for weeks, no heavy machinery near the pool and no dust settling on the terrace furniture of a holiday let.
- Replacement makes sense when the base has failed, the slab is broken through or the levels are wrong.
- A refresh makes sense when the concrete is solid but looks faded, stained or patchy, with minor cracks.
- Cleaning alone can be enough when the colour underneath is still good and only dirt hides it.
If you are unsure which camp your driveway falls into, our article comparing recolouring with replacing a driveway sets out the costs side by side. The photos you send us usually settle the question quickly.
For owners who rent the villa out, the timing matters as much as the money. A refresh can be planned between bookings, and you see the result in the photos before the next guests arrive.
What happens after I accept the quote?
Once the price is agreed, the job follows six fixed steps. Nothing is dug up and nothing leaves the site as rubble.
Drying and curing times between coats and before you drive on the surface depend on the product and the weather, so we follow the product data sheet rather than promising a fixed figure. We tell you when the area is ready to use.

Frequently asked questions
How much does it cost to paint a concrete driveway in Spain?
With us the guide price is approximately €15 per m² + IVA. That includes pressure washing, routine crack repair and two coats of synthetic resin paint. A 40 m² driveway therefore starts at around €600 + IVA. The final quote depends on the condition and access, and we confirm it once we have seen a photo of the surface.
Is the €15/m² price fixed?
It is a guide price, not a fixed tariff. Most sound but faded driveways and patios fit it well, but heavy staining, old peeling paint, many open cracks or awkward access can change the figure. We always confirm the price in writing from your photos before any work starts, so you know the number in advance.
Does the price include VAT?
No. The guide price is shown + IVA, and the tax is added on the quote. The general rate in Spain is 21%. A reduced 10% rate exists for some renovation and repair work on homes when the legal conditions are met. Your quote states which rate applies and the total you will pay.
Can the 10% IVA rate apply to my driveway?
Possibly, but it is not automatic. The tax agency requires a private client using the home privately (or a community of owners), a dwelling finished at least two years earlier and materials not exceeding 40% of the taxable base. Whether driveways, garages and patios count as part of the dwelling is something we have not been able to verify, so ask your tax adviser.
Can I get a quote without being in Spain?
Yes. Send photos and an approximate area through the contact form or WhatsApp on 613 656 443, and we reply in English with a written figure. If a key-holder, neighbour or property manager can open the gate, we arrange access with them. The whole job can be organised remotely.
What photos do you need for a quote?
A wide shot from each end of the area, one or two from the house or gate looking out, and close-ups of the worst cracks, stains or flaking. Good daylight helps. If there are steps, ramps, posts or planters, include them, because edging and access are part of the price calculation.
How do I measure the square metres?
For a rectangle, multiply length by width. For an L-shaped driveway, split it into rectangles and add them up. Curves and small irregular bits can be estimated. A rough figure is enough to start, because we check it against your photos. Our measuring guide walks through common driveway shapes.
Do you need to lift or replace the old concrete?
No. The whole point of this service is to restore the existing surface without breaking it up. We clean it, repair the cracks and recolour it with two resin coats. There is no demolition, no skip and no rubble to take away, which is a large part of why it costs a fraction of new paving.
Is cleaning included or charged separately?
Cleaning is included in the guide price as part of the full refresh. Pressure washing is the first step of every job because paint does not bond to dirt, algae or loose material. If you only want cleaning without painting, we quote that separately from photos rather than using the per m² refresh rate.
Is crack repair included?
Routine crack repair is included: the hairline and small cracks you see on a typical weathered driveway are filled before painting. If the photos show wide, moving or structural cracks, or a sinking base, we tell you before quoting, because paint will not solve ground movement and we do not carry out structural work.
Do you paint imprinted (stamped) concrete?
Yes, imprinted concrete is one of the most common surfaces we restore. Faded stone or cobble patterns can be brought back to a deep, even colour. The pattern and grout lines need extra brush work, which we take into account when we price the job from your photos.
Can you paint block paving?
Yes, block paving can be cleaned and recoloured. The joints and the condition of the blocks affect how much preparation is needed, so we price paving from photos. If blocks are loose or sunk, that has to be fixed first, which is outside our service. Weeds in the joints are removed during the cleaning stage.
Do you paint parking lines or numbers?
No. We do not paint parking lines, bay numbers or road markings. Our work is cleaning, repairing and recolouring the surface itself. If you need lines afterwards, a line-marking specialist would have to do that separately, once the new colour is fully dry according to the product data sheet.
Do you work on indoor floors or warehouses?
No. We only work on outdoor surfaces such as driveways, carports, patios, terraces, pool surrounds and communal garage access areas. Indoor floors and industrial warehouse floors are not part of our service, and we would rather say that clearly than quote for work we do not do.
How soon can I drive on the newly painted driveway?
That depends on the specific product and the weather, so we follow the product data sheet rather than giving a fixed time from memory. When the job is finished we tell you when the area is ready for foot traffic and when it is ready for cars.
Do I need a permit to repaint my driveway?
It depends on the municipality and the zone. In Málaga city, repairing or coating exterior slabs in gardens and pool areas is listed as a minor work under a declaración responsable, though protected areas may need a licence. For Marbella and other towns we have not verified the rules, so check with your ayuntamiento before work starts.
Do you quote for communities of owners?
Yes. We prepare written quotes for communal garages, access ramps and shared outdoor areas so the administrator can present them to the owners. The same guide price per m² is the starting point, and the community decides how to approve and share the cost under its own rules.
Which areas do you cover?
We work across the province of Málaga from our base in Marbella, including the Costa del Sol and inland towns. Because quotes start from photos, the location itself is rarely a problem. Access, distance and the size of the job are simply factors we look at when confirming the price.
What colour can I choose?
You can choose a colour close to the original or a deeper tone that hides tyre marks and dust. The Marbella reference job was finished in a dark, glossy, even tone. We discuss colour when we confirm the quote, and it does not change the price per m² in itself.
How long will the new finish last?
We do not give a lifespan figure, because durability depends on the product, the traffic, the sun exposure and how the surface is looked after. The product data sheet is the reliable reference for maintenance intervals, and we would rather point you to it than make a promise we cannot back up.
