Patio Sealing Cost and Driveway Painting Prices per m²
Painting a plain concrete driveway, patio or terrace costs approximately €15/m² + IVA with us, and that already includes cleaning, crack repair and two coats of synthetic resin paint. A 60 m² terrace therefore works out at about €900 + IVA before we have looked at your photos.
Send us a photo and the m²What does driveway painting cost per square metre?
Our guide figure is €15 per m² plus IVA for a full refresh of existing outdoor concrete. You will often see it searched as patio sealing cost, driveway refresh cost or patio recolouring cost; whatever the wording, the work we price is the same: wash, repair, cut in and two coats.
| Surface | Example area | Guide price before IVA |
|---|---|---|
| Front patio | 20 m² | €300 + IVA |
| Pool terrace | 50 m² | €750 + IVA |
| Concrete driveway | 70 m² | €1,050 + IVA |
| Driveway and rear patio together | 150 m² | €2,250 + IVA |
Every figure in that table is simple multiplication. The written quote you receive can sit on that number or move from it, and we explain why when it does.
Why is the price quoted per m² rather than per job?
Because the area is the most reliable predictor of how much cleaning, filling and paint your surface needs. A per m² rate also lets you check our arithmetic yourself, which a lump sum never does.
Owners comparing quotes for a villa in Mijas, Coín, Ojén or Nerja often receive a single figure with no breakdown. With a rate per square metre, you can see immediately whether a second coat or the cleaning has been left out to make the total look smaller.
What concrete patio painting cost is not included?
IVA is added on top, and so is anything outside a surface refresh. We list these exclusions openly so the guide price stays honest.
- Fixing a sinking or moving base under the slab.
- Breaking out and relaying damaged sections of concrete or paving.
- Parking lines, numbering and road markings, which we do not paint.
- Indoor floors and industrial warehouse floors, which we do not coat.
- Structural assessment or design work by an engineer or architect.
The complete list, with the reasoning behind each item, is in our guide to what the price does not include. For the items that are included, see what the €15/m² covers.
How does the condition of the concrete change the price?
A sound but faded surface sits right on the guide rate. Heavy oil stains, layers of old flaking paint or many open cracks add preparation, and preparation is time.
We judge this from close-up photos. If cleaning will not lift a stain, or if old paint has to come off before new paint can bond, we tell you so and quote it rather than hoping it will hold.

Cracks that are part of normal weathering are filled as part of the rate; the crack repair cost page explains where the line sits between routine filling and damage that needs more.
Does access affect the driveway painting price?
Yes. Steep slopes, narrow side passages, steps, and areas crowded with pots, loungers or parked cars all slow the work down. Lots of small separate areas also mean more edging per m² than one large open driveway.
Tell us about anything that must stay in place, such as heavy planters or a fixed barbecue, and include it in a photo. We would rather price the cut-in around it accurately than surprise you on the day.
Is it painting or sealing, and does the wording matter?
What we apply is two coats of synthetic resin paint, a coloured coating that renews the look of the concrete. People search for sealing, resealing, refreshing or recolouring, but for pricing purposes we treat them as the same job.
If you are after a clear sealer with no colour change, say so when you send your photos, because that is a different specification. Any claims about protection, slip behaviour or recoating intervals belong to the product data sheet, not to a sales page.
For more on colour and coating choices themselves, our sister site on concrete floor painting goes into the finish in detail. This page stays focused on the cost.
What does a typical villa quote look like on paper?
A clear quote names the areas, gives the m² for each, states the rate and adds IVA as a separate line. Here is the shape of one for a villa with a driveway and a pool terrace, both in sound condition.
| Line | Detail | Amount |
|---|---|---|
| Driveway | 70 m² × €15 | €1,050 |
| Pool terrace | 35 m² × €15 | €525 |
| Subtotal | Cleaning, crack repair, two coats | €1,575 |
| IVA | Rate stated on the quote (21% or 10%) | Added on top |
If anything in your photos changes a line, such as a heavily stained corner, it appears as its own explained item rather than vanishing into a rounded total.
How do I get a confirmed price for my patio or driveway?
Send three or four photos and your best estimate of the area. If you have never measured it, our measuring guide shows how to do it with a tape or a satellite map.
You can use the price calculator to see the guide figure first, then attach your photos to the same request. We reply in English with a written quote you can forward to a partner, a property manager or your accountant.
Frequently asked questions
How much does it cost to paint a concrete patio?
Approximately €15 per m² + IVA, including cleaning, routine crack repair and two coats of synthetic resin paint. A 30 m² patio works out at about €450 + IVA as a starting point. The price is confirmed once we see photos, because heavy staining, flaking paint or difficult access can change it.
Is patio sealing cheaper than painting?
We price the coloured resin refresh, which is what most owners mean when they ask about sealing. A clear sealer with no colour change is a different specification that we would assess separately from photos. We do not quote a figure for it here, because we only publish the price we actually charge for the standard refresh.
Do you charge separately for the second coat?
No. Two coats are part of the guide price. We never quote a single-coat job at the same rate, because one coat on weathered concrete rarely gives the even, deep colour owners are after. When you compare quotes, check how many coats each one includes.
What is the driveway refresh cost for a 100 m² driveway?
At the guide rate, 100 m² × €15 = €1,500 + IVA. That figure assumes a sound surface with normal weathering and reasonable access. If the photos show deep staining, old paint that needs removing or many obstacles to cut around, we explain the difference in the written quote before anything is agreed.
Is the price the same in Mijas, Nerja or Coín?
The guide rate is the same starting point wherever the villa is in Málaga province. Access and the size of the job are factors in every quote, so a very small job far from Marbella or a hard-to-reach terrace may be priced differently. We explain that in writing from your photos.
Can you paint concrete that was painted before?
Often yes, but it depends on how well the old paint is holding. If it is peeling or flaking, it has to be removed before new coats can bond, and that adds preparation. Send close-up photos of the worst areas and we will tell you whether the guide price still applies.
Does the colour I choose change the price?
Colour does not change the price per m² in itself. What matters is the area, the condition and the access. Options include a tone close to the original or a darker shade that hides tyre marks and dust; we discuss them when we confirm the quote.
Will painting fix cracks in my driveway?
Routine cracks are filled before painting, and once coated they blend into the new colour. Painting will not fix cracks caused by a moving or sinking base, which will reopen. If the photos suggest ground movement, we tell you that the base has to be dealt with first, which is not work we do.
Is IVA included in the €15/m²?
No, IVA is added on top. The general rate is 21%, and a reduced 10% rate can apply to renovation of a private home when the legal conditions are met. On a €1,050 job, that means €1,270.50 at 21% or €1,155 at 10%. Your quote states the rate that applies.
How long does the painted surface last?
We do not publish a lifespan, because it depends on traffic, sun, cleaning habits and the product itself. The product data sheet gives the maintenance and recoating guidance, and that is the source we follow and share with you rather than a figure invented for marketing.
Can I pay for the patio now and the driveway later?
Yes, you can ask us to quote the areas separately and decide which to do first. Bear in mind that doing everything at once may keep the colour consistent across the whole property. We price each area by its own m², condition and access, so the split is transparent.
