What does stamped concrete driveway repair cost?

The guide figure is €15 per m² plus IVA, the same headline rate as plain concrete. It includes the wash, routine crack repair and two coats; where a stamped surface differs is in how much brush work the pattern demands.

Imprinted areaExample sizeGuide price before IVA
Garage apron18 m²€270 + IVA
Carport under a pergola35 m²€525 + IVA
Pool surround45 m²€675 + IVA
Long villa driveway110 m²€1,650 + IVA

Searches for pattern imprinted driveway repair cost, imprinted concrete patio sealing cost and stamped concrete driveway refresh cost all lead to this same calculation. The confirmed price comes from your photos.

Why does imprinted concrete fade and crack?

Sun, foot and tyre traffic, and repeated washing gradually strip the colour and shine from the surface. The result is the chalky, washed-out grey that makes a stone pattern look flat.

Fine cracks are common on large slabs as they age. Most are cosmetic and can be filled and painted over; cracks caused by the ground moving underneath are a different matter.

Painting imprinted concrete does not fix subsidence. If the base is moving, that has to be solved first, and that work is outside our service.

What does the price include on a stamped surface?

  1. Pressure washing to lift dirt, algae and the loose, chalky top layer.
  2. Filling the cracks so they no longer show through the new colour.
  3. Cutting in by brush along walls, posts, steps and the deeper grout lines.
  4. A first coat of synthetic resin paint to cover the faded tone.
  5. A second coat for a deep, even colour across the whole pattern.

The breakdown of included and excluded items is set out in what the €15/m² includes. If you are deciding whether a refresh or a new surface is better value, read our comparison of recolouring versus replacing.

Which details make an imprinted job cost more?

Deep texture and many grout lines take more paint and more brush time per m² than a smooth slab. Narrow strips, curves, steps and borders around a pool add edging.

  • Pergola posts and columns that need a careful cut-in all round.
  • Steps and kerbs with vertical faces to coat as well as the treads.
  • Drains and gratings that have to be masked and worked around.
  • Heavily cracked sections where filling takes longer than usual.
  • Old coatings that are peeling and must come off first.

None of these automatically raise your quote; they are simply what we look for in your photos. A wide, open driveway with few obstacles usually sits right on the guide rate.

What did the Marbella imprinted driveway involve?

Our reference job is a villa in Marbella: a grey, stone-pattern stamped driveway, a carport under a reed-roofed pergola and the garage apron. It was faded and cracked before we started.

The work ran wash, crack filling, cut-in, first strips of colour and a final dark, glossy and even finish. Every one of those steps is what the per m² rate pays for; you can see them all on our projects page.

Is cleaning alone enough for my imprinted patio?

Sometimes, yes. If the colour underneath is still strong and only dirt or algae dull it, a wash may be all you need, and we will tell you so rather than sell you two coats you do not need.

When the colour itself has gone, washing only reveals a cleaner version of a faded surface. That is when the full refresh pays for itself. The pressure washing cost page explains how we price cleaning on its own.

If your main worry is the repair rather than the colour, our network site for imprinted concrete repair explains the defects in more depth.

How would a driveway, carport and apron be priced together?

Each area is measured and listed on its own line, then added up at the same rate. Splitting it this way shows you where the money goes and lets you drop or postpone an area if you wish.

AreaExample m²At €15/m²
Stamped driveway90 m²€1,350
Carport under pergola30 m²€450
Garage apron15 m²€225
Total before IVA135 m²€2,025

These are illustrative sizes, not the Marbella job. IVA is added to the total at the rate that applies to you, which our IVA guide explains with official sources.

If the carport has many posts or the apron meets several walls and steps, the photos tell us, and any adjustment appears as its own line with a reason next to it.

How do I get a confirmed price for stamped concrete?

Send a wide photo from each end, a close-up of the pattern and close-ups of the worst cracks. Add the approximate area; a rough length and width is enough to start.

The quote calculator gives you the guide figure instantly, and you can attach the photos to the same request. We reply in English with a written price.

Frequently asked questions

How much does it cost to restore an imprinted concrete driveway?

Approximately €15 per m² + IVA, including pressure washing, crack filling and two coats of synthetic resin paint. A 60 m² stamped driveway works out at about €900 + IVA as a guide. Deep texture, many obstacles or heavy damage can change that, so we confirm the price from photos.

Is stamped concrete more expensive to paint than plain concrete?

The headline rate is the same. The difference is that patterned surfaces with deep grout lines, borders and steps need more brush work, which we take into account when we read your photos. A wide, open stamped driveway usually stays on the guide rate.

Will the pattern still be visible after painting?

Yes. The paint follows the texture of the imprint; nothing is ground off or levelled. On the Marbella reference job the stone pattern remained clearly visible under the new dark, glossy colour. What disappears is the faded tone and the visible cracks.

Can you repair cracks in imprinted concrete?

Routine cracks are filled as part of the rate before the colour goes on. Wide, moving or structural cracks, or a base that is sinking, are a different problem: paint will not hold them together. We tell you if the photos suggest that, before any price is agreed.

What is the imprinted concrete patio sealing cost?

If you mean renewing the colour and coating of the patio, the guide rate is approximately €15/m² + IVA with cleaning and crack repair included. A clear sealer with no colour change is a different specification, which we would only price after seeing your photos.

Can you match the original colour?

We discuss colour when we confirm the quote. A shade close to the original is one option; going darker hides dust and tyre marks. The colour choice itself does not change the price per m², and the colour is agreed with you before the first coat goes down.

My imprinted driveway is peeling. Can you still quote?

Yes, but peeling usually means an old coating has lost its grip. Loose material has to be removed before new paint can bond, which adds preparation. Send close-up photos of the peeling areas and we will tell you whether the guide price still holds.

Do you replace broken sections of imprinted concrete?

No. We restore existing surfaces: cleaning, minor repairs and recolouring. Breaking out and relaying sections, or laying new imprinted concrete, is outside our service. If a section is broken through, we tell you honestly that it needs a different contractor first.

Does the pool surround cost the same per m²?

The same guide rate applies, but pool surrounds often have narrow strips, coping edges and drains that add brush work. Slip behaviour around pools depends on the product, so we refer to the product data sheet rather than making claims of our own.

How much is IVA on an imprinted concrete job?

IVA is added to the guide price. On a €900 job that means €1,089 at the general 21% rate, or €990 if the reduced 10% rate for home renovation applies. The 10% rate depends on legal conditions, which are explained in our IVA guide.

Can I see the Marbella job before deciding?

Yes. The projects page shows the Marbella villa driveway, carport and garage apron at each stage: before, during cleaning, after crack filling, during the first coat and finished. It is the clearest way to see what the per m² rate delivers on imprinted concrete.
